Patios and outdoor work

A patio is mostly the part you can't see. Get the base and the drainage right and it stays flat and dry for years.

Patios and outdoor work

It's the base that matters

A compacted sub-base and a full mortar bed under each slab are what stop slabs rocking, sinking and cracking. Five dabs of mortar on the corners is the shortcut that causes most problems.

Falls and drainage

Paving should fall away from the house and sit at least 150mm below the damp-proof course. Get that wrong and the first heavy rain pools against your back door.

Front gardens and driveways

New hard surfacing over five square metres in a front garden has to be permeable or drain to a soakaway within your boundary, otherwise it needs planning permission.

Do I need planning permission for a patio?

For a rear garden patio, almost never. For front gardens, more than five square metres of new hard surfacing needs to be permeable or drain to a soakaway, or you'll need permission.

Will a new patio cause damp?

Only if it's laid wrong. Paving must sit at least 150mm below the damp-proof course and fall away from the building.
