The housing stock in Islington

Islington is dense, old and largely protected. You've got Georgian stock around Barnsbury and Canonbury, solid Victorian terraces through Holloway and Highbury, and a huge number of houses that have had a rear extension added at some point in the last forty years. That last detail matters: those extensions almost always carry a flat roof, and flat roofs are the single most common reason we get called out in N1 and N7.

Conservation areas and what they mean for you

Much of Islington sits inside a designated conservation area, and a good number of properties are listed. In practice that usually means like-for-like repairs are fine, but changing the material, whether slate to concrete tile or timber sash to uPVC, is not.

We work to match what's there: reclaimed Welsh slate where that's the original covering, lime mortar on stock brick, and traditional joint profiles on repointing. If a job looks like it needs consent, it's worth knowing before you commit, so ask us at the inspection.

Rear extension flat roofs

The classic Islington callout is water appearing in a back room after heavy rain. Nine times out of ten it's the flat roof over the rear addition, either a felt covering that's reached the end of its life, or a fall that was never set correctly so water sits in a puddle instead of running off.

We check the deck and the fall, not just the surface. Recoating a flat roof with standing water on it is money thrown away, and we'd rather tell you that than take it.

Access, parking and scaffolding in N1 and N7

Narrow streets, controlled parking zones and very little front garden. Scaffolding in Islington often needs a licence and sometimes a suspended bay, and that has a real cost and lead time attached.

Ask about it when you get your quote, so the cost of access is known up front rather than added later.

Islington: local questions.

Do I need permission to re-roof a house in an Islington conservation area?

For a straight like-for-like replacement using the same material, usually not. If you're changing the roof covering, altering the roofline, or the property is listed, you will need to speak to Islington Council first. Ask us at your free inspection and we'll talk it through.

How quickly can you get to a leak in N1 or N7?

We run a 24/7 emergency callout. If water is coming in, call us on 020 3051 9852.

My flat roof keeps leaking even though it's been repaired twice. Why?

Almost always because the problem is the fall or the deck rather than the covering. If water ponds on the roof for more than a day or two after rain, no surface repair will hold. It needs re-decking to the correct fall.

Can you repoint with lime mortar on a Barnsbury or Canonbury property?

Yes, and on those properties it's usually the only correct answer. Hard cement pointing on soft Georgian and early Victorian brick traps moisture and destroys the brick face. We match the mix, the colour and the joint profile.

Nearby, we also cover Camden (NW1, NW3, NW5), Barnet (EN4, EN5, N12, N20), Haringey (N4, N8, N15, N22) and Enfield (EN), plus nearby.
